Dolphin Cove Marina is a full-service marina along the Ashley River, located on a 16.10-acre site with 700+ linear feet of marsh front and 1400+ feet of waterfront, at 2079 Austin Avenue in Charleston, SC. The site is improved with a large scale marina operation that includes a 5,668 Sq Ft free-standing waterfront restaurant/lounge, three attached office/service buildings, a storage room and service department. Also included is a large dry-stack storage building with a capacity of 300 dry stack slips, 72 for large boats up to 38’ and 228 for boats up to 28’. In addition to the buildings on land, there are 85 wet slips and a transient dock (25 to 30 slips) for an effective capacity of 115 wet slips located along the Ashley River, approx. 2.2 miles to the Charleston harbor. The site has 2 small dredging ponds available.A non ethanol/REC 90 fuel pump station is in place on the river. In addition, there is another fuel station beside the dry stack building for diesel and non-ethanol fueling on land. There are a total of 4.38 acres of wetlands/marsh on the site which provides for a total of 11.71 acres of high and developable land. There is an estimated 5.36 acres of excess land located along the eastern portion of the site with a portion of it permitted for a 60-space RV park. There is electricity, water hook-ups available at each RV space. The improvements for the RV park were completed in 2017. The marina was originally constructed in the early 1970s with additions over the years and renovation for the planned RV park. The property is located within the jurisdiction of the City of Charleston and is currently zoned HI, Heavy Industrial District. This is the most flexible zoning designation within this municipality and is considered to be a major asset to the subject site.
